Definitions

  • EOI means Expression Of Interest.

  • property means the property identified on the EOI as the Rental/Investment property.

  • owner means the legal owner or owners, of the property who is the named principal on the EOI.

  • agency means DR2 Pty Ltd t/a, Acumen Property and AVANZA Property

  • agreement means a written industry standard exclusive management agreement for property management of the property with the agency.

When you lodge an EOI to have your property managed by the agency, you are confirming:

  1. That you are the owner of property, and you have named all co-owners.

  2. All details on the EOI are true and correct.

  3. You authorise the agency to prepare for you an agreement for the property, in compliance with the relevant and applicable Australian State or Territory Law.

  4. The agency is obligated to validate all details on the EOI, including, but not limited to:

    • relevant details of the property, as necessary to prepare schedules to the agreement.

    • your personal details, including a 100 point identification check.

    • your authority to enter such an agreement, including proof of ownership of property.

    • your current managing agent.

    • undertaking an on-site inspection.

    • in pursuit of this item, you agree to; respond to relevant questions, arrange an on-site inspection and submit relevant documents either via email or agency's secure file upload portal.

  5. You understand the agency is a full digital operation, and you agree to:

    • receive all correspondence electronically.

    • upon review, and decision to engage the agency’s service; electronically sign your agreement using an industry standard and secure platform.

  6. Upon signing your agreement, and if applicable, authorise the agency, to:

    • issue notice to your incumbent managing agent.

    • request the transfer of all files and keys from your incumbent managing agent to the agency.

    • issue notice to your tenant advising them that the agency is the new managing agent and to commence rental payments into the agency’s trust account.

  7. All personal information will be treated in-accordance with the agency’s privacy policy.

  8. The agency has absolute discretion and right to decline any EOI or not to enter into any agreement.

  9. At any stage during the EOI process, you:

    • have the opportunity to ask questions of the agency, request to meet with the agency, and to make your own enquiries.

    • can change your mind and opt not to sign with the agency.
